Florida’s three most populous counties, Palm Beach, Miami-Dade, and Broward, experienced very different trends in the condo market in January 2026. While Palm Beach is growing, Miami-Dade remains stable, and Broward is cooling off.
Palm Beach
This market is booming, with sales up 8.7% in January 2026. The median price for condos and townhouses is $325,000, just $5,000 less than in January 2025. Inventory is down slightly to 9.3 months (compared to 9.7 months in January 2025).
Two-thirds of condo purchases (63%) were made with cash, making this region more resistant to interest rate fluctuations. In fact, it has one of the highest cash purchase rates in the United States. The rate is around 54-56% for Broward and Miami-Dade.
Miami-Dade
This county is holding up well, with 732 transactions. Sales of condos and townhouses in January 2026 are equal to those in January 2025, and the median price is up from December 2025 to $420,000 (+$5,000).
Inventory has increased (13.7 months compared to 12 months in January 2025), making it a buyer’s market.
Broward
Prices continue to fall for condos and townhouses, with a 2.8% decline in January 2026. The median price is $250,000, down 8.1% from January 2025 ($272,000). This is well below prices in Palm Beach and Miami-Dade counties. Prices have been falling steadily in Broward for 12 months now.
Inventory is up to 11.5 months, compared to 10.8 months last year.
Luxury condos
For Palm Beach and Miami-Dade counties, the market has been driven upward by luxury apartments valued at over $1 million, which account for more than one in six sales. In terms of volume, the condo market in Miami-Dade rose from $579 million to $639 million in January 2026 (+10.3%), while the number of transactions remained stable.
The same phenomenon can be observed in Palm Beach: in January 2026, volume increased from $407 million to $477 million (a 17% increase), while transactions increased by only 8.7%.
Miami Realtors Chief Economist Gay Cororaton explains, “Million-dollar condominium sales accounted for a larger share of the market compared to one year ago.” Moreover, forecasts indicate that this trend is expected to continue in 2026.
What about single-family homes?
Once again, Palm Beach and Miami-Dade counties performed well in January 2026. Sales are up (10.2% and 2.8% respectively), as are prices (+7.7% to $700,000 for Palm Beach; +3.7% to $700,000 for Miami-Dade).
In Broward, sales were virtually stable (-1%) and prices fell slightly by 3.1% in January to $620,000 (compared to $640,000 in January 2025).
