Good news for buyers: according to Zonda’s analysis of 50 U.S. metro areas, five cities in Florida rank among the top 10 for the steepest declines in new home prices—Jacksonville and Naples (-22%), North Port (-19%), Cape Coral and Miami (-14%).
This price drop is making new construction more accessible in areas where it previously wasn’t. Builders are also competing with enticing promotional offers.
Ali Wolf, Chief Economist at NewHomeSource, explains that prices are falling partly because developers are building farther from city centers, and partly because the market isn’t responding. When accessibility feels too remote or confidence in the market wanes, buyers tend to back away.
With these price reductions, builders are trying to pinpoint the right price for the new home market—the one that turns an unreachable dream into a golden opportunity.
Promotions and price cuts may not last. For hesitant buyers, now might be the time to take the leap—before today’s opportunities become tomorrow’s regrets.
