REAL ESTATE: FEBRUARY 2026 MARKET UPDATE

Florida Realtors® Chief Economist Dr. Brad O’Connor has released his monthly real estate market statistics for February, which show that closed home sales statewide increased year-over-year for the sixth consecutive month.

Median prices remained close to their levels from a year ago, and closed sales of single-family homes rose by nearly 4% in February, following a year-over-year increase of nearly 6% last January.

At the local level, Dr. O’Connor states: “Closed sales increased in 16 of Florida’s 22 metropolitan areas. Sales of condos and townhomes in Florida also rose for the sixth consecutive month year-over-year. Following the more than 5% increase recorded in January, closed sales in February for this property category surged by more than 8.5%, more than double the increase seen for single-family homes.”

And yet, “when we look at the figures by metropolitan area,” adds the chief economist, “only half of Florida’s metropolitan areas saw an increase in closed sales of condos and townhomes compared to last year.” Why has the statewide increase remained strong? This is due to the very strong growth in sales of condos and townhouses in Southwest Florida.

In his report, Dr. O’Connor notes that while the growth in closed sales was fairly similar in February compared to January, this was not the case for the number of homes listed on the market. New listings for single-family homes in February were significantly lower than in January. “Although it is common for new listings to be fewer in February than in January, this year’s decline was exceptionally large,” the expert notes.

When comparing February’s new listings to those from a year ago, they fell by 9.5%. However, from a historical perspective, February’s new listings were not low. According to Dr. O’Connor, “it is more a case of last year’s new listings, at this time, being exceptionally high. The number of new listings in February was actually quite similar to what we saw in February 2019 and 2020, before the pandemic, and slightly higher than what we saw in February 2021 and 2022, during the subsequent housing boom.” The same trend was observed for new listings of condos and townhomes in February. In January 2026, data from Florida Realtors® indicates that this property category recorded the highest number of new listings ever seen in a single month since tracking began in 2008. “But in February, we returned to more normal levels,” notes the chief economist.

Inventory levels, which appear to have stabilized year-over-year, are helping to sustain current price trends, according to Dr. O’Connor. Median price data reflects this. In February, the median price of single-family homes in Florida fell by less than 1%, to $412,000, compared to February 2025. For condos and townhomes, the median price decreased by just under 2%, reaching $309,000.
