We have just learned that a new Ritz-Carlton project is being announced on the Fort Lauderdale waterfront. It will be a residential project consisting of two 13-story towers at 551 Bayshore Drive, on the Intracoastal Waterway side, for a total of 83 private residences. Sales began this month, with prices starting at $2.5 million.
Further north, West Palm Beach is still buzzing with real estate developments. Proof of this is the start of construction in 2025 on the Mr. C Hotel & Residences, a futuristic 25-story, $285 million project.
Not far away, in Riviera Beach, three developers have just submitted competing plans for the reconstruction of the waterfront. Tasked with expanding public access to the Intracoastal waterway at the southern end of the Broadway Corridor, just north of the Port of Palm Beach, they have proposed unique additions to the expected mix of shops, hotel rooms, restaurants, and housing.
The Sonnenblick Development group has proposed, in addition to two hotels, including a Margaritaville, an aquarium in a nearby park, and a FlowRider wave simulator.
The Forest Development group proposes to demolish the event center, which is only ten years old, and build a 326,000-square-foot convention center in its place.
Finally, the Related Urban group’s proposal is more measured, with the roof of a parking garage converted into a soccer field, tennis and pickleball courts, a temporary event space, and an area for food trucks.
May the best proposal win! The city needs it: it has been trying to redevelop the waterfront since 2005.
In Miami Beach, work is underway on a new 17-story hotel, the Grand Hyatt Miami Beach near the Convention Center, at a cost of $392 million.
Cities offering the best opportunities for new investment
Coconut Creek in Broward County, the butterfly capital, is known for its eco-friendly development and good schools. The city still has plots of land available in the west and continues to develop its infrastructure, making it an attractive municipality for investors.
Northwest Coral Springs is also sought after by builders: it is one of the most promising emerging family towns in South Florida for building a new home. The expansion of new subdivisions is attracting investors, and property values are enjoying solid appreciation.
West Boynton Beach also continues to develop with new gated communities and modern schools. Not far from the beach and lively nightlife, it is a desirable area because it combines comfort, space, and security with a dynamic suburban lifestyle, but without the price tag of beachfront property.
Belle Glade is also on the rise, as land there is among the most affordable in Palm Beach County, with an appealing rural and quiet environment, far from traffic jams.
Other towns are also gaining interest and could be attractive investment projects for new builds or construction: in Miami-Dade County, Cutler Bay is undergoing a real renaissance; Florida City, near Homestead, offers large, affordable plots close to nature and agricultural areas.
In Broward County, Dania Beach is positioning itself as a leading coastal destination; western Deerfield Beach is benefiting from new zoning allowing for the construction of single-family homes and townhouses.
In Palm Beach County, Greenacres is a small town with undervalued land and recently modernized schools.
